Budget Guarantee
We believe projects should run to budget and that quotes and invoices should be easy to understand and compare.
Holistic
We work holistically to ensure both the environmental and geotechnical aspects of a project work harmoniously.
Always on Schedule
We believe that you shouldn't have to waste your time chasing late reports, so we guarantee our reports will be delivered on time.
Phase 2 Site Investigation: Confirming and Assessing Contamination Risks
A Phase 2 Site Investigation is undertaken when a Preliminary Risk Assessment (Phase 1 Desk Study) identifies potential pollutant linkages that warrant further exploration. Its purpose is to confirm the presence, nature, extent, and significance of contamination through direct investigation of soil, groundwater, surface water, and/or ground gas.
The investigation is designed based on the conceptual site model (CSM) developed in Phase 1 and typically involves drilling boreholes, excavating trial pits, and installing monitoring wells. Sampling and in-situ testing are carried out to obtain robust data for chemical analysis. Ground gas and groundwater monitoring may be required to assess these specific risks.
Interpreting Phase 2 Data and Reporting Under Regulatory Standards
The collected data is interpreted against relevant assessment criteria, in accordance with government guidance such as the Environment Agency’s Land Contamination: Risk Management (LCRM) or other applicable regulatory frameworks. The data collected are used to refine the CSM and quantify risks to human health, controlled waters, property, and the wider environment.
A detailed Phase 2 report presents findings, risk assessment outcomes, and recommendations. These may include no further action, implementation of a remediation strategy, or further site-specific risk assessment. All work is typically undertaken in accordance with BS 10175, LCRM, and relevant health and safety regulations.
The Role of Phase 2 Investigations in Land Development and Risk Management
Phase 2 investigations are essential for making informed land-use decisions, securing planning consent, satisfying regulatory or lender requirements, and protecting long-term site viability. Reports will provide the evidence base for any necessary remediation and ensure that environmental liabilities are properly managed.
A well-executed Phase 2 Intrusive Investigation, is a critical component in the risk management process, ensuring development can proceed safely, sustainably, and in full regulatory compliance.
