Phase 1 Environmental Desk Study (Preliminary Risk Assessment)
A Phase 1 Environmental Desk Study or Preliminary Risk Assessment evaluates potential environmental risks associated with a site, typically as part of planning, due diligence, or land acquisition processes. It involves the systematic review of publicly available data, historical mapping, regulatory records, geological and hydrogeological information, and aerial imagery to identify potential sources of contamination or environmental constraints.
The study assesses the site’s historical and current land use, surrounding area influences, and potential pollutant linkages under the Source–Pathway–Receptor model. It forms the basis for a Preliminary Risk Assessment (PRA), informing whether further intrusive investigation (Phase 2) is necessary.
Purpose and Reporting of Environmental Desk Studies
An Environmental Desk Study is often required to satisfy planning conditions, lender requirements, or to comply with environmental regulations. Delivered as a detailed report, it provides a professional opinion on environmental liabilities and recommendations for next steps.
